MOVE-IN: WHAT YOU NEED TO KNOW

We know what you’re thinking. Can’t wait until move-in? We’re not so patient either. That’s why we created a list of only the most important need-to-knows for your upcoming move.

In the meantime, drop us a line if you have any questions or just want to chat. No ridiculously long phone menu when you call us – we promise.

MOVE-IN AND FIRST PAYMENT

You’ve probably already marked it in your calendar, but if you haven’t, grab a pen and jot this down. Move-in begins at 9:00am on August 16, 2024. When you arrive at The Grove at San Marcos for move-in, please follow the signs to check-in and pick up the keys to your new home.

If you want to avoid late charges (and who doesn’t?), you’ll want to make sure that your first installment is paid by August 1, 2023. Late charges will apply unless we have received the first installment payment within the two-day grace period (by August 3, 2023). Checks or money orders should be made payable to The Grove at San Marcos and can be mailed or brought directly to our office.

You can also pay online through the resident portal using a debit card, credit card or electronic checking transfer, or by automatic recurring charge to your debit card, credit card or bank account. You can save money on convenience fees by paying with a bank account as well.

GUARANTOR FORM OR PRE-PAYMENT

Nothing ruins move-in faster than missing paperwork (trust us). If you haven’t done so already, please submit your guarantor form. We’ll need to approve this before you’re able to move-in.  Alternately, you will be required to prepay the final 2 installments in advance in order to move in, as described in your Housing Agreement.

UTILITIES

Please also note that there is a monthly administrative fee of up to $6.00 to maintain your electricity and water billing, as provided in your Housing Agreement. This amount will be billed with your regular installments. Our billing provider, Conservice, will e-mail statements for electricity and water billing directly to each resident, but all payments must be submitted to us using one of the payment methods outlined above.

RENTER’S LIABILITY INSURANCE

It’s probably not something you normally think about, but you are required to have at least $100,000 of liability protection by the time you move in, and throughout your stay with us. This doesn’t cost much, and is designed to protect you if you accidentally cause a fire or flood. As unlikely as that sounds, if something happens, you’ll be very glad to have it. How easy have we made it to take care of this requirement? You don’t have to do anything at all; we’ll automatically charge your account $13 per installment, waive the requirement to provide separate insurance, and buy our own insurance to cover the same risks. If you have your own liability insurance and don’t want to be charged for this, please upload your insurance certificate and we’ll let you know right away if it meets the requirements. We also recommend insuring your personal property—click here for an easy option for this optional coverage.

EXPRESS CHECK-IN

Moving can be stressful. Checking in shouldn’t have to be. If you want to get a jumpstart on the day, click here for the resident portal link and register online. From here, you’ll want to make sure you can answer yes to each of the questions below:

  • Did you make your first installment payment?
  • Did you enter your vehicle information (if applicable)?
  • Did you sign any pending documents?

If you answered yes to all of the above, you’re one step closer to your new home. Besides that, all you need to bring with you is a valid photo ID. Please click here to sign up for a move-in time on your desired move-in date. Contact us if you have any questions.

Worried about what to pack? Don’t. We’ve put together a master packing list for you. Quite simply, you’ll find everything you need. And nothing you don’t.

  • TV

Bedroom

  • Bedding – beds are full XL size
  • Towels and additional linens
