The Grove at San Marcos is designed to support their productivity through community amenities like a Harvard-style library with a full computer work area in the clubhouse. Students can stay healthy with an on-site, state-of-the-art fitness center and even keep their pets healthy with an on-site dog park.

Individual Leases

Individual leasing means peace of mind for you. Your financial responsibility is your student’s space only—unlike many apartments or rental houses with joint leases. That means if a roommate transfers or moves out, you don’t have to worry about covering their portion.

On-site Professional Staff

Our on-site maintenance staff responds to maintenance issues quickly and professionally. The Grove at San Marcos offers 24-hour emergency maintenance so your student’s comfort is never affected by a maintenance issue. We also provide a professional and fully-trained office staff to assist with all of your student’s leasing needs and questions. Stop by the office anytime you need or just to say hi!

Affordable Floor Plans

The Grove at San Marcos offers two spacious floor plans so you can find the perfect one for your student’s needs. Each two- and three-bedroom apartment home includes lockable suites, walk-in closets, full private bathrooms, and a full-sized washer and dryer.

Fully-Furnished Apartments

The Grove at San Marcos is a fully-furnished community. Each room comes furnished with a full-sized bed and an elevated bed frame, matching headboard, night stand, dresser, and study desk with a chair. The living area comes with a couch, arm chair, end table, ottoman, and a kitchen table with four chairs. The kitchen comes fully equipped with energy-efficient appliances, including a refrigerator with icemaker, microwave, dishwasher, and a washer and dryer combo.

Roommate Matching

If your student doesn’t have a roommate, we can find them one! Each roommate will fill out a Roommate Matching form so we know what they’re looking for. During the summer, we spend weeks looking at these preferences and matching them up with the best person available!

Resident Events

At The Grove at San Marcos, your student will create life-long relationships and connections that will make them even more successful post-graduation. Our staff plans monthly resident events to keep students involved. These range from pizza parties to karaoke nights, from resume building classes to gaming tournaments. We also keep our residents connected to events going on at Texas State University as well as events happening around town so they don’t miss a thing.

What does it mean to have an individual lease?
Individual leasing means each person is responsible only for their portion of the common areas and their bedroom. If your roommate transfers or moves, you’re not responsible for their payment.

What’s included in the rate?
The Grove at San Marcos rates include utilities (water, sewer, electricity, and trash pickup) with a $25 cap for electricity and a $10 cap for water per bedroom. Any amount over those caps is charged to the residents accordingly. Also included are extended cable, internet, washer and dryer, access to all community amenities, and on-site staff to help any time you need them.

Do you have a roommate matching system?
Yes, we do! If you don’t have a roommate lined up, we’ll match you with one! Each roommate will fill out a Roommate Matching form so we know what they’re looking for. During the summer, we spend weeks looking at these preferences and matching them up with the best person available!

When are payments due?
You have three installment payment options to pay the entire amount due under the lease: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note, these are all installment payment options and not monthly rent.

How do I make a payment?
We are able to process checks, money orders, and cashier's checks in the office. When paying through the resident portal, one can remit payments via echeck or credit card for an additional convenience fee. Please contact the leasing office if you have any questions regarding payments.

Do you allow pets?
Yes, pets are allowed and we have an on-site dog park!

Is there insurance coverage in the event of a fire, theft or natural causes?
Your student will be auto-enrolled into our Property Damage Liability program. With certain requirements met and a copy of the policy provided to the property, your student may opt out of our program in favor of their own coverage.

What if I need to break my lease or don't return for the spring semester?
The Grove at San Marcos’s lease is binding and cannot be broken. If you cannot live in the community after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.

What if I need maintenance in my bedroom or apartment?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

Are leases for families with children available?
Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.

How do I receive mail and packages?
Mail is delivered to resident mailboxes. Packages are logged and held at the front desk for pick up. We will notify residents of packages upon their arrival.

What do I need to bring to my new apartment?

We suggest that you bring:

  • - Shower curtain and rod

  • - Any other cleaning supplies for general apartment upkeep

What kinds of events do you have at Grove at San Marcos?
The Grove at San Marcos hosts resident events ranging from pizza parties to Taco Tuesdays. Not only will there be free food at these events, but these are also a great way to meet new people, friends, and neighbors!

What if I don't have a Guarantor?
No Guarantor?
